Position Summary The Maintenance Manager coordinates with the Community Manager and Assistant Manager to maximize the net operating income by maintaining the exterior and interior of the property to RPM standards, staying within the approved budget. This role contributes to resident retention through timely, safe, and efficient repairs.
Responsibilities
Supervise and ensure proper maintenance of the property and grounds, directing maintenance staff and building a skilled team of technicians.
Maintain the property’s operating budget and secure competitive bids for supplies and services.
Process purchase orders (POs) and invoices to control costs.
Review, prioritize, and complete work orders efficiently, maintaining records in the computer software.
Oversee maintenance, cleanliness, and safety of the community, ensuring compliance with fire, safety codes, and construction projects, and report employee injuries promptly.
Troubleshoot and repair HVAC, electrical, plumbing, and other systems to maintain functionality.
Collaborate with the property manager, respond to emergencies, follow up with residents, and provide cost‑saving initiatives.
Implement preventative maintenance plans, remain on‑call after hours, and ensure OSHA compliance and a safe, drug‑free workplace.
Mentor and train maintenance team members to enhance their skills and deliver effective services.
Education and Experience
High school diploma or GED – Preferred
Two years of multifamily maintenance experience and/or training, or a combination of education and experience will be considered.
Minimum one year of supervisory experience – Preferred
EPA certification required
CPO – Preferred
Microsoft Office Suite, Project Management – Required
Valid driver’s license – Required
Physical Requirements
Walk, stand, climb stairs or ladders, and access various areas of the property.
Push or pull items, reach overhead, bend, stoop, or kneel as required.
Dexterity of hands and fingers; ability to grasp tools.
Vision to perform inspections, read blueprints, schematics, and computer screens.
Hearing to comprehend verbal communications and detect machinery noises or alarms.
Lift or carry items up to 50 pounds, occasionally heavier with assistance.
Operate maintenance tools, power tools, ladders, lifts, computers, keyboards, mice, and office equipment.
Work Environment
On‑site work with exposure to the elements.
Potential work in confined spaces, heights, and hazardous areas.
Compensation The anticipated pay range for this opportunity is $40 per hour plus monthly bonuses and a competitive benefits package.
