Essential Duties & Responsibilities
Maintain and oversee all maintenance operations, including service requests, preventative maintenance, and compliance with safety standards.
Ensure regular/daily onsite attendance and coordinate, schedule, and respond to resident/management requests and work orders.
Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions or liability concerns.
Manage inventory of maintenance supplies, order equipment, and adhere to budget guidelines set by the Community Manager.
Maintain a preventative maintenance program to extend community life and minimize future repairs.
Ensure a well‑organized maintenance shop that meets safety standards and OSHA guidelines.
Implement and promote the hazard communications program and teach safe work practices.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model units.
Participate in on‑call emergency response at the community.
Plan and utilize property resources, equipment, and supplies economically, obtaining bids and pricing from vendors.
Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Under the direction of the Community Manager, supervise, train, and schedule maintenance staff.
Check daily work progress, provide assistance and instruction, and collaborate on performance evaluations.
Promote staff quality through training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Manage excellent customer service, monitor service request turnaround, and maintain consistency in resident relations.
Enforce community policies and procedures delegated by the immediate supervisor.
Education / Experience
High School Diploma or Equivalent
EPA & CPO certification required; HVAC certification desired.
Basic computer skills and proficiency with on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements MS @ Small – Mid Sized Properties with smaller staff
Regular movement to accomplish tasks across multiple work sites, use of wrists, hands, and fingers in repetitive motions, and assessment of work accuracy.
Movement in tight and confined spaces, traversal of flat and uneven terrain, stairs, ladders, ramps, step stools.
Operation of machinery, power tools, motor vehicles, and golf carts.
Adjustment and lifting of objects weighing 100+ lbs, exposure to hazardous chemicals, and work during overtime, weekends, and night hours.
Standing or sitting for prolonged periods.
MS @ Large Sized Properties with large staff
Regular movement across work sites, use of repetitive motions, assessment of work accuracy.
Movement in tight spaces, stairs, ladders, ramps, step stools, and flat or uneven terrain.
Operation of machinery, power tools, motor vehicles, and golf carts; exposure to hazardous chemicals.
Ability to work overtime, weekends, and night hours on‑call.
Standing or sitting for prolonged periods, lifting and moving objects weighing 100+ lbs.
License / Equipment
Reliable transportation is required due to the emergency on‑call requirement.
Compensation is based on skill set, background, training, certifications, and other relevant factors. Selected candidates will receive a comprehensive total rewards package, including medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, commission and performance bonuses when applicable, paid sick days, and company holidays.
Salary Range : $30.00 per hour to $33.00 per hour
