Essential Functions and Responsibilities
Assist the maintenance team in keeping buildings and grounds clean, orderly, and safe.
Perform minor plumbing, janitorial, and related maintenance activities as required.
Ensure all repairs are completed in a timely and appropriate manner.
Pick up trash on grounds and keep breezeways, sidewalks, and grounds clear of clutter and debris (rake and shovel as needed).
Assist in cleaning and turnover of vacant apartments to make them rent‑ready for the next tenant.
Help conduct move‑out inspections, including checking smoke detectors and performing other inspections when directed.
Assist in completing maintenance requests, work orders, and update the Property Maintenance Log daily.
Help perform regular preventative maintenance inspections of all units.
Notify the Community Manager of safety‑related issues and lease agreement violations.
Perform other duties as assigned.
Qualifications and Physical Demands
1‑3 years related experience and/or training, or equivalent combination of education and experience.
Valid Driver’s License and insurance.
Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
Ability to draft routine reports and correspondence.
Ability to speak effectively before groups of customers or employees of the organization.
Mathematical skills: add, subtract, multiply, and divide using whole numbers, common fractions, and decimals.
Reasoning ability: solve practical problems and interpret instructions in written, oral, diagram, or schedule form.
Physical demands: regularly walk; use hands; reach; climb; stoop; kneel; crouch; crawl; stand; occasionally sit. Must lift and/or move 50‑75 pounds regularly; occasionally lift more than 100 pounds.
Vision: close, distance, and ability to adjust focus.
Tool requirement: employee must supply own tools for maintenance duties; must obtain a list within 60 days of employment.
