The base pay for this Maintenance Technician II role is $20.00/hr – $27.00/hr.
Schedule: Monday–Friday, 8:00 am–5:00 pm (40 hours).
Location: Milton Free‑Water, OR.
Properties: Mason Grove, Mill Place, and Pioneer Commons.
Property type: Tax Credit.

Essential Functions and Responsibilities
Maintain buildings and grounds, performing minor and routine painting, plumbing, janitorial work, appliance upkeep, and related maintenance.
Ensure repairs are handled in a timely and appropriate manner.
Initiate, perform, and oversee maintenance projects up to $300; obtain PM approval for projects exceeding $300.
Collaborate with the Community Manager on anticipated maintenance needs.
Pick up trash and keep breezeways, sidewalks, and grounds free of clutter and debris; rake, shovel, prune, and maintain landscaping; repair fences and/or walls as needed.
Maintain sidewalks and parking lots, painting lines, numbers, and stencils as required.
Clean and turnover vacant apartments to be rent‑ready within 5–10 days.
Schedule and conduct pre‑move‑out inspections, report findings, and provide cost estimates for necessary repairs.
Regularly check smoke detectors, replace appliance filters, check air handlers, and conduct other inspections when directed.
Requisition supplies; purchase tools and equipment (subject to supervisor approval); keep storeroom/shop clean, safe, and organized.
Prepare and complete maintenance requests and work orders within 3–5 working days; update the Property Maintenance Log daily.
Perform regular preventative maintenance inspections of all units.
Notify the Community Manager of safety‑related issues and lease agreement violations.
Respond promptly to after‑hours calls and complete necessary repairs.
Travel as required for in‑person classes and annual education conferences.
Perform other duties as assigned.

Education and Experience
3–5 years of related experience or an equivalent combination in trades such as electrical, plumbing, painting, or technical school.
Associate degree (A.A.) preferred, or an equivalent combination of education, training, and experience.
Certifications, Licenses, and Registrations
Valid Driver’s License and insurance.
Language and Math Skills
Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
Ability to produce routine reports and correspondence.
Ability to speak effectively before groups of customers or employees.
Must perform basic arithmetic (addition, subtraction, multiplication, division) in all units of measure using whole numbers, common fractions, and decimals.
Reasoning Ability
Problem‑solving and handling situations with limited standardization.
Interpreting instructions in written, oral, diagrammatic, or schedule form.
Physical Demands Regular walking, use of hands, reaching, climbing, stooping, kneeling, crouching, crawling, talking, and hearing are required. Frequent standing; occasional sitting. Must lift and move 50–75 pounds regularly, occasionally >100 pounds, and use a hand truck to move appliances. Vision requirements include close vision, distance vision, and focus adjustment.
Tool Requirement Employees must supply their own tools. A list of required tools must be obtained within 60 days of employment.
