This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Property Details

Property Type: Mid‑Rise; Stage: Stabilized; Unit Count: 229; Schedule: Monday‑Friday and rotating on‑call. Responsibilities

Assist and complete work orders from resident requests, diagnose defects, and perform repairs according to policies and safety standards. Oversee and complete the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list, vendor scheduling, and inspection of completed work. Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar standards. Periodically inspect work performed by other service team members to assess effectiveness and develop corrective action plans. Periodically inspect work performed by contractors, vendors, and other service providers to verify quality, scope, and specifications. Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools within budgetary guidelines. Complete monthly preventive maintenance procedures as outlined in the policy and procedure manual. Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects. Support cost‑cutting and expense control programs by fixing parts instead of replacing them, conserving materials, and using tools properly. Conduct scheduled Greystar safety meetings, keep MSDS sheets current, and update on OSHA and other safety requirements to ensure compliance. Demonstrate customer service skills by treating residents with respect, answering questions, and responding promptly to complaints and work orders. Qualifications

High school diploma, GED, or related experience and training. Experience in property management maintenance, building maintenance, or related trade. Own hand tools and knowledge of safe use and maintenance of hand and power tools, mechanical equipment, and measuring devices. Logical thinking and problem‑solving skills. Proficiency in customer service and interpersonal communication skills. Ability to read, write, and communicate effectively for internal and external contacts. Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred. Mathematical skills for reviewing and completing financial and administrative documents. EPA certifications Type I and II or Universal if required to test HVAC systems and handle refrigerants. All certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart if applicable. Physical ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Ability to work inside and outside in all weather conditions. Ability to lift up to 25 lbs independently and 50 lbs with assistance. Local routine travel may be required for meetings and training. Flexible work schedule including call during evenings, weekends, and holidays. Travel / Physical Demands Incumbents need to be able to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas; work inside and outside in all weather conditions; push, pull, lift, carry, or maneuver weights up to 25 lbs independently and 50 lbs with assistance; local routine travel; flexible schedule with call overnight. Compensation

Hourly range: $30.00 – $31.00 Corporate Positions: Eligible to participate in quarterly or annual bonus program based on individual and company performance. On‑site Property Positions: Eligible to participate in weekly, monthly, and quarterly bonus programs. Benefits Offered
