Location: Newport Beach, CA (Primarily in-office; partial hybrid work negotiable)

Salary Range: $120K-$140K (DOE)

Key Responsibilities
1. Project Execution & Investment Management (Core Priority)
- Analyze and assess legal risks for investment opportunities sourced by the President
- Review and assist in negotiations for JV agreements, purchase & sale agreements, LOIs, and other legal documents
- Coordinate with the finance manager to review business plans and financial models
- Lead due diligence processes across legal, tax, accounting, and construction aspects
- Communicate investment structures and contract terms across departments (Accounting, Admin, Technical, etc.)
- Prepare investment proposals and approval documents for the Japanese HQ and lead internal approval processes
- Act as liaison and coordinate with external partners and stakeholders
- Research and screen new investment opportunities
- Analyze market trends and provide strategic insights and proposals
- Build and maintain relationships with developers, local partners, and brokers
- Develop operational policies and workflows for the Business Development department
- Perform hands-on work in a small team and promote cross-functional collaboration
- Oversee and mentor junior staff in the future as the team expands
- Native-level Japanese and business-level English proficiency (spoken and written)
- Experience in U.S. real estate development or investment
- Hands-on experience reviewing JV, development, and acquisition contracts
- Strong understanding and ability to review financial models
- Proven coordination, flexibility, and project execution skills
- Ability to work in a hands-on capacity within a small team
- Must be legally authorized to work in the U.S. (Visa sponsorship is not available)
- Relocation Support - Not guaranteed, but negotiable
- Experience communicating with Japanese HQ and navigating internal approval processes
- Broad understanding of development phases including entitlements, construction, and Property Management (PM)/Asset Management (AM) functions
- High-impact position working closely with the President on core investment projects
- Opportunity to gain cross-disciplinary experience across legal, finance, and strategy
- Dynamic role acting as a bridge between Japan and the U.S.
- High degree of ownership, flexibility, and speed inherent to a small, high-performing team
