We are seeking a talented Director of Acquisitions to drive our growth and shape the future of our portfolio. The Director of Acquisitions will serve as the quarterback of our acquisitions process, leading all aspects of real estate acquisition activities in Lakewood, NJ. This in-office role requires daily presence to foster collaboration and ensure seamless execution of our investment strategy. Reporting directly to senior leadership, the Director will oversee the entire acquisitions lifecycle, from sourcing and underwriting deals to managing investor relations and refinancing strategies. Key Responsibilities
Lead the Acquisitions Process : Oversee the end-to-end acquisitions process, including sourcing, evaluating, and closing real estate deals, ensuring alignment with investment goals. Underwriting and Analysis : Conduct detailed financial underwriting, creating and presenting comprehensive Excel spreadsheets and financial models to evaluate property value and investment potential, providing actionable insights to senior leadership. Investor Relations : Build and maintain strong relationships with investors, communicating deal opportunities, performance updates, and strategic plans to secure capital and foster trust. Refinancing Strategy : Identify optimal timing for refinancing existing properties, structuring deals to maximize returns and minimize costs, while collaborating with lenders and financial partners. Deal Sourcing and Negotiation : Proactively identify on- and off-market opportunities, negotiate purchase agreements, and manage due diligence to ensure smooth and profitable transactions. Team Leadership : Collaborate with a team of approximately 50 employees, providing strategic direction and fostering a high-performance culture within the acquisitions department. Investment Committee Presentations : Prepare and deliver compelling presentations to the investment committee, articulating the rationale for acquisitions and defending financial models. Market Research : Stay informed on market trends, demographics, and industry shifts to guide acquisition strategies and maintain a competitive edge in the Lakewood, NJ market. Process Optimization : Develop and implement streamlined processes to enhance the efficiency of the acquisitions pipeline, ensuring consistent deal flow and scalability. Stakeholder Collaboration : Work closely with internal teams, including property management, legal, and finance, as well as external partners like brokers, attorneys, and vendors, to execute deals seamlessly. Qualifications
Education : Bachelor's degree in Real Estate, Finance, Economics, Business Administration, or a related field. An advanced degree (e.g., MBA or M.S. in Real Estate) is preferred. Experience : Minimum of 7-10 years of experience in real estate acquisitions, with a proven track record of successfully closing complex deals and managing investor relations. Financial Expertise : Advanced proficiency in financial modeling, underwriting, and discounted cash flow analysis using Excel and tools like ARGUS. Ability to create and present detailed investment pro formas. Leadership Skills : Demonstrated ability to lead and motivate teams, with experience managing or collaborating with diverse stakeholders in a fast-paced environment. Market Knowledge : Deep understanding of real estate valuation principles, market trends, and the Lakewood, NJ real estate market. Experience in multifamily or commercial properties is a plus. Negotiation and Communication : Exceptional negotiation skills and the ability to communicate complex financial and strategic concepts to investors, senior leadership, and external partners. Proven Success : A history of "crushing it" in acquisitions, with the ability to thrive under pressure and deliver results despite personal challenges, as seen in the previous role holder. Technical Skills : Proficiency in Microsoft Excel, Word, PowerPoint, and real estate software (e.g., ARGUS is a plus). Familiarity with CRM tools for investor relations is preferred. Base Salary : $150,000 annually, commensurate with experience.
