Leasing Consultant

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.

Essential Duties & Responsibilities

Property Leasing and Administration

Regular/daily onsite attendance is required

Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease

Conduct all functions necessary to close the sale, including appointments, generating new leads, conducting tours, maintaining model units, and follow-up

Complete all leasing paperwork before move-in

Assist with lease audits, walking units, and the turn process

Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours

Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals

Perform various administrative tasks as needed

Address resident complaints, concerns, and requests to ensure resident satisfaction

Assist in developing and implementing resident retention programs (e.g., events, promotions, monthly communications)

Contribute to the upkeep and cleaning of office, common areas, and model

Marketing & Outreach: assist in annual marketing plan outreach and market surveys/analyses to generate ideas and form plans

Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports

Customer & Resident Relations: provide excellent service and monitor response times

Project a favorable image of the community and enforce policies as directed by leadership

Education/Experience

High School Diploma or Equivalent

Ability to understand and perform all on-site software functions; basic computer skills required

Must have basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

Move about to accomplish tasks and communicate with others; repetitive motions with wrists/hands

Ascend/descend ladders, stairs, scaffolding, ramps, and other structures; remain in a stationary position as needed

Occasionally move to various environments, work in tight spaces, and lift or move objects up to 25 lbs

Work overtime, weekends, and night hours as needed; may work in extreme temperatures and outdoor environments

Salary Range : $20 per hour to $20 per hour
