Responsibilities
Coordinate all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals
Interact directly with prospective and current residents to maximize occupancy and ensure satisfaction
Generate and handle traffic, qualify prospective residents, and lease apartments
Prepare move‑in paperwork and complete process documentation
Maintain model apartments in touring condition and inspect apartments prior to move‑in
Process renewal paperwork and deliver documentation to current residents monthly
Enter traffic activity accurately into the computer system
Follow up with prospective residents via phone, mail or email
Convert phone traffic into scheduled appointments for property tours
Ensure apartments are in proper condition by coordinating move‑in/out needs with maintenance
Create and maintain confidential resident files and review move‑in paperwork with new residents
Complete weekly leasing reports accurately and on time
Complete all open and close procedures daily
Assist with resident relations throughout tenancy, responding to requests promptly
Conduct competitive property research
Inspect buildings and grounds for safety and cleanliness, and alert maintenance to repairs
Process resident work order requests and ensure timely completion
Provide clerical support (answering phones, filing, processing invoices)
Assist with planning and implementing resident activities to increase retention
Comply with company policies, health and safety rules, and applicable laws
Perform other duties as assigned
Education & Experience
High school diploma required
Minimum one year of sales experience preferred
One year of residential leasing experience preferred
Skills & Requirements
Excellent customer service and interpersonal skills
Experience with Yardi Voyager or equivalent system preferred
Basic proficiency with Microsoft Office Suite (Outlook, Word, PowerPoint, Excel)
Strong communication skills at all management levels
Ability to handle confidential matters
Independent, self‑motivated with strong prioritization in a fast‑paced environment
Attention to detail and technical clarity in communications
English fluency (read/write/speak)
Proficiency with general office equipment (telephone, fax, printer, copier)
Organizational and time‑management skills
Conflict resolution with difficult persons
Valid driver’s license with clean driving record and current auto insurance
Compliance with all safety requirements
Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days
