Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works with the Community Manager to oversee staff and vendor activities and ensure the property’s maintenance needs are met in a timely and efficient manner.

Essential Duties & Responsibilities

Maintain supervision of maintenance staff and coordinate daily tasks.

Attend the property regularly to oversee work and ensure safety standards.

Coordinate, schedule, and respond to resident and management requests and work orders.

Ensure all repairs and replacements are completed for community common areas and units.

Inspect grounds, buildings, and community features daily to identify and correct hazards or liability concerns.

Manage and order maintenance supplies while adhering to budget guidelines.

Maintain a preventive maintenance program to extend the life of the community and minimize future repairs.

Organize and keep the maintenance shop stocked, safe, and OSHA compliant.

Promote hazard communications and safe work practices.

Participate in unit inspections and maintain accurate records regarding service requests, EPA/OSHA standards, and work in progress.

Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units.

Respond to on‑call emergencies at the community.

Plan and utilize property resources, equipment, and supplies efficiently, including vendor bidding and pricing.

Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Supervise, train, and schedule maintenance staff, checking progress and providing instruction as needed.

Provide input on employee performance evaluations.

Ensure staff effectiveness through training, coaching, counseling, and guidance.

Promote harmonious and high‑quality work performance among staff.

Manage resident service requests with a focus on excellent customer service and responsiveness.

Project a favorable image of the community to advance property objectives and public recognition.

Enforce community policies and maintain consistency in resident interactions.

Education & Experience

High School Diploma or equivalent.

EPA & CPO certification required; HVAC certification desired.

Basic computer skills; ability to use on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly move around to accomplish tasks, maintain communication, and use hands and fingers for repetitive motions.

Frequently work in tight or confined spaces, across uneven terrain, and on stairs, ladders, and ramps.

Work in overhead or reaching positions, operate machinery and power tools, and handle motor vehicles or golf carts.

Move objects of 100+ lbs in all directions.

Work overtime, weekends, and nighttime on-call emergencies.

Occasionally remain in a stationary position for extended periods.

Work in outdoor weather conditions ranging from low to high temperatures and exposure to hazardous chemicals.

License/Equipment

Reliable transportation required for on‑call emergencies.

Salary Range : $32.00 per hour to $35.00 per hour
