Independent contractors earn a predictable income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is essential.

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only. About 10% require interior photos after the property has gone vacant. Responsibilities
Complete most inspections within 5-6 minutes. Finish inspections within 4 days after assignment. Report general property conditions and determine occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in an app. Be able to drive extended periods while making numerous stops during the day in the assigned territory. Requirements
Computer with an internet connection. Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas). Smartphone (Android or iPhone). Printer. Pass a standard background check using a valid driver's license. Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. You will earn the equivalent of $30-$40 per hour. Depending on the county and if it is urban or rural, you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. There is no set amount of inspections per month, but the work is consistent month-to-month. Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
