is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.
Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial.

What is an Occupancy Verification?
Verify property occupancy.
Report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
Inspectors are contracted at the county level. You will be responsible for completing all inspections in your county; if the volume allows, you may split the county with another inspector.
Responsibilities
Complete inspections within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the app.
Spend extended periods driving and stopping during the day within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage; you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check with a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. You will earn approximately $30‑$40 per hour.
Working 2‑30 hours per week, you may complete 20‑500 inspections per month. Lower volume counties have higher rates and higher volume counties have lower rates. Work is consistent month‑to‑month.
No additional mileage reimbursement beyond the flat fee per inspection.
