About the Work Most inspections are exterior only and take about 5–6 minutes. About 10% require interior photos after a property has gone vacant. Each inspection is completed within four days of assignment, with a short form filled out in a mobile app and at least nine photos taken of the property with brief comments. You report general property conditions and determine occupancy based on industry standards, traveling within a county and sometimes sharing the route with another inspector.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors. The purpose of the property inspection is:

Responsibilities
Complete the inspection within 4 days after it is assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving while making numerous stops during the day in the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume, but you can earn the equivalent of $30‑$40 per hour. Depending on the county—urban or rural—you may complete anywhere from 20 to 500 inspections per month while working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. The work is consistent month‑to‑month. Earn more as you become established, have greater availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
