About The Role As a Property Maintenance Technician, you will deliver exceptional service to our residents and help keep our properties in top‑condition. We’re seeking a skilled professional with hands‑on expertise in residential maintenance repair and service.
Position Logistics
Primary Work Location: Millstone Apartments, Sioux Falls, SD
Work Environment: On-Site
Work Schedule: Monday – Friday, Standard hours
Work Type: Full Time (40 hours per week)
Who We’re Looking For
Technical Skills : Strong knowledge of electrical, mechanical, and hydraulic systems; ability to troubleshoot and repair equipment.
Problem‑Solving : Quick diagnosis of issues and finding effective solutions.
Attention to Detail : Spot potential problems before they arise.
Safety Awareness : Knowledge of safety procedures related to machinery and equipment.
Communication Skills : Report issues clearly and collaborate with team members.
Physical Stamina : Perform tasks such as lifting heavy objects, standing, or working in awkward positions.
Position Responsibilities
Preventive Maintenance : Conduct routine inspections and maintenance on machinery, equipment, and facilities to prevent breakdowns. Lubricate, clean, and adjust machines as needed.
Repairs and Troubleshooting : Diagnose and repair mechanical, electrical, and hydraulic issues. Coordinate with vendors for complex problems.
Equipment Installation and Setup : Install new machinery and systems safely, then test post‑installation.
Safety and Compliance : Adhere to safety standards, environmental regulations, and use proper tools.
Documentation and Reporting : Keep accurate records of maintenance activities, parts used, and inspections; report needs to supervisors.
Collaboration and Support : Work closely with maintenance personnel, engineers, and managers to improve reliability.
Qualifications Property Maintenance Technician I
Valid driver’s license and reliable transportation.
Prior experience in property, factory, hotel maintenance, or related trade (carpentry, plumbing, HVAC, electrical, drywall, concrete) preferred.
High school diploma or equivalent; associate’s degree preferred.
Basic knowledge of plumbing, HVAC, electrical, and appliance repair.
Property Maintenance Technician II
Valid driver’s license and reliable transportation.
2+ years of relevant experience in maintenance or related trade.
High school diploma or equivalent; associate’s degree preferred.
Intermediate knowledge of plumbing, HVAC, electrical, and appliance repair.
Property Maintenance Technician III
Valid driver’s license and reliable transportation.
4+ years of relevant experience in maintenance or related trade.
High school diploma or equivalent; associate’s degree preferred.
Advanced knowledge of plumbing, HVAC, electrical, and appliance repair.
Individuals with factory or hotel maintenance experience, carpentry, plumbing, HVAC, electrical, drywall, or concrete trades are ideal candidates.
Position requires limited on‑call availability.
Receive hourly plus bonus pay on assigned days. Reliable transportation is required.
