Job Overview As an inspector, you will perform residential occupancy verifications on behalf of mortgage lenders. Experience with mortgage field inspections is not required; what matters is the ability to manage time and meet deadlines effectively.
What is an Occupancy Verification? Mortgage lenders request periodic updates on their properties. The purpose of the inspection is to:
Verify property occupancy.
Report the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
Responsibilities
Most inspections take roughly 5–6 minutes.
Complete the inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving within the assigned territory, making numerous stops throughout the day.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus – you pay your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although paid per inspection, you will earn the equivalent of about $30–$40 per hour. Depending on the county (urban or rural), you could complete anywhere from 20 to 500 inspections per month while working 2–30 hours per week. Lower volume counties command higher rates, and higher volume counties offer more inspections per week. Earnings increase as you become established, expand availability, or cover a larger territory. No additional mileage reimbursement is provided beyond the flat fee per inspection.
