What is an Occupancy Verification?

Mortgage lenders require periodic updates on their properties and send out independent contractors to conduct inspections. The purpose of the property inspection is to:

Verify property occupancy.

Report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

We contract with inspectors at a county level. You would be responsible for completing all inspections in your county; if volume warrants, you may share the county with another inspector.

Responsibilities

Complete inspections within 4 days of assignment, typically in 5–6 minutes.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in a mobile application.

Spend extended periods driving, making numerous stops during the day in the assigned territory.

Requirements

Computer with an internet connection.

Reliable vehicle (good gas mileage is a plus; you will pay your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check using a valid driver’s license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you can earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. No set amount of inspections per month, but work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection.
