Base Pay Range $24.00/hr – $32.50/hr
Compensation & Schedule Schedule: Monday‑Friday, 8 am‑5 pm Hours: 40 Full‑Time Location: Lynnwood, WA Properties: Beaver Creek & Beaver Cove Property Type: Tax Credit

Essential Functions & Responsibilities
Maintain building through minor and routine painting, plumbing, janitorial duties, appliance upkeep, and other related maintenance activities.
Ensure all repairs are handled timely and appropriately.
Initiate, perform, and oversee maintenance projects up to $300 (PM approval needed for projects exceeding $300).
Collaborate with Community Manager on anticipated maintenance needs.
Maintain grounds: pick up trash, keep breezeways, sidewalks, and grounds clear, rake, shovel, prune, and perform landscaping tasks including fence/wall repair.
Maintain sidewalks and parking lots, including painting lines and numbers.
Prepare vacant apartments for turn‑over, ensuring they are rent‑ready within 5‑10 days.
Conduct pre‑move‑out inspections, report findings, and provide cost estimates to residents.
Regularly verify operation of smoke detectors, change appliance filters, and check air handlers.
Requisition supplies; purchase tools and equipment with supervisor approval; keep storeroom/shop clean, safe, and organized.
Prepare and complete maintenance requests and work orders within 3‑5 working days; update Property Maintenance Log daily.
Perform regular preventative maintenance inspections of all units.
Notify Community Manager of safety‑related issues and lease agreement violations.
Respond promptly to after‑hours calls and complete required repairs.
Travel as required for in‑person classes and annual education conferences.
Perform other duties as assigned.
Qualifications & Physical Demands
3‑5 years related experience or equivalent combination of education and training in a trade such as electrical, plumbing, painting, or technical school.
Associate degree (A.A.) preferred.
Valid driver’s license and insurance.
Ability to read and interpret documents, write routine reports, and communicate effectively with customers and employees.
Basic math skills (addition, subtraction, multiplication, division).
Problem‑solving and reasoning ability to interpret instructions written, oral, or diagrammatic.
Physical capability to walk, use hands and arms, climb or balance; stand regularly; lift 50‑75 pounds frequently and up to 100 pounds occasionally; use hand truck.
Ability to adjust vision focus.
Tool Requirement Cascade Management requires employees to supply their own tools for maintenance work. A list of required tools must be provided within 60 days of employment.
