Maintenance Technician II Cascade Management, Inc. is seeking a Maintenance Technician II to maintain the cleanliness, safety, and functionality of our properties in Corvallis, OR.

Pay Range Base pay: $18.00/hr – $26.00/hr. Compensation may vary based on skills and experience.

Schedule & Location Monday‑Friday 8:00 am‑5:00 pm, 40 hours per week. Location: Corvallis, OR. Daily duties performed at Seavey Meadows, Seavey III, Julian Hotel, and Lancaster Bridge.

Essential Duties & Responsibilities

Perform minor and routine painting, plumbing, janitorial tasks, appliance upkeep, and related maintenance activities.

Ensure all repairs are handled timely and appropriately.

Initiate, perform, and oversee maintenance projects up to $300; PM approval needed for larger projects.

Collaborate with the Community Manager on anticipated maintenance needs.

Maintain all sidewalks, parking lots, and landscaping; keep breezeways, sidewalks, and grounds clear of clutter and debris.

Clean and turnover vacant apartments to make them rent‑ready within 5‑10 days.

Schedule and conduct pre‑move‑out inspections and reporting; cost out repairs and supply estimates to residents as needed.

Regularly check smoke detectors, appliance filters, air handlers, and perform other inspections when directed.

Requisition supplies; purchase tools and equipment as approved; keep storeroom/shop safe, clean, and organized.

Prepare and complete maintenance requests and work orders within 3‑5 working days; update the Property Maintenance Log daily.

Perform regular preventative maintenance inspections of all units.

Notify the Community Manager of safety‑related issues and lease agreement violations.

Respond promptly to after‑hours calls and complete necessary repairs.

Travel as required for in‑person training and annual education conferences.

Perform other duties as assigned.

Qualifications

3‑5 years related experience or equivalent combination of education and experience in trades such as electrical, plumbing, or painting.

Associate degree (A.A.) preferred, or equivalent combination of education, training, and experience.

Valid driver’s license and insurance required.

Ability to read, interpret, and write routine reports and correspondence.

Strong problem‑solving, reasoning, and decision‑making abilities.

Ability to add, subtract, multiply, and divide using whole numbers, fractions, and decimals.

Physical ability to walk, stand, lift and move 50‑75 pounds regularly; lift 100+ pounds occasionally; use a hand truck; perform tasks requiring frequent standing and occasional sitting.

Proficiency in using tools and equipment necessary for maintenance tasks. Employees must supply personal tools and can acquire them within 60 days of employment.
