Essential Functions And Responsibilities The Maintenance Technician III supervises the maintenance team, overseeing staff and ensuring buildings are maintained through minor and routine painting, plumbing, electrical wiring, construction, janitorial, appliance upkeep, and other related activities. The role ensures repairs are handled timely and ensures buildings and grounds remain clean, orderly, and safe.
Essential Duties
General supervision and support for the maintenance team at assigned properties.
Maintain building by performing minor and routine painting, plumbing, electrical wiring, construction, janitorial, routine appliance upkeep, and other related maintenance activities.
Ensure all repairs are handled in a timely and appropriate manner.
Initiate, perform, and oversee maintenance projects up to $1,000; PM approval needed for anything in excess of $300.
Work with the Community Manager in managing all maintenance-related and capital improvement activities within an assigned property.
Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work.
Pick up trash on grounds; keep breezeways, sidewalks, and grounds clear of clutter and debris; rake, shovel, prune, maintain all landscaping, and mow lawns; repair fences and/or walls as needed.
Maintain all sidewalks and parking lots, including using a snowblower, painting lines, numbers, and/or other stencils as needed.
Clean and turnover vacant apartments to make them rent-ready for the next tenant within 5-10 days.
Schedule and conduct pre-moveout inspections, report findings, and accurately cost repairs, supplying expected cost estimates to residents.
Regularly check smoke detectors, change appliance filters, inspect air handlers, and perform other inspections when directed or required.
Develop and maintain vendor relationships, negotiate pricing, and keep vendor lists updated and published for the properties.
Work with Property Manager to meet and exceed facility needs.
Assist team leaders in implementing policies, standards, procedures, and programs related to maintenance and upkeep.
Requisition supplies; purchase tools and equipment (subject to supervisor approval); keep storeroom/shop clean, safe, and organized.
Prepare and complete maintenance requests and work orders within 3-5 working days; update Property Maintenance Log daily.
Perform regular preventative maintenance inspections of all units.
Notify the Community Manager of safety-related issues and lease agreement violations.
Respond promptly to after-hours calls and complete necessary repairs.
Assist in setting specifications, solicit bids, review independent contractor qualifications, and monitor performance to ensure conformance to contract specifications for major renovations or repairs.
Perform other duties as assigned.
Qualifications And Physical Demands Education and/or Experience: Associate degree (A.A.) or equivalent from a two-year college or technical school; or 5-7 years related experience and/or training; or an equivalent combination of education and experience. CAMT preferred.
Certifications, Licenses, and Registrations: Valid Driver’s License and insurance are required.
Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or employees.
Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals; compute rates, ratios, and percentages; draw and interpret bar graphs.
Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization; interpret instructions furnished in written, oral, diagram, or schedule form.
Physical Demands: Regular walking, handling, reaching, climbing, stooping, kneeling, crouching, scraping, standing, and occasionally sitting. Regularly lift and/or move 50-75 pounds and occasionally lift and/or move more than 100 pounds. Requires close and distance vision and the ability to adjust focus.
Tool Requirement: Cascade requires employees in this maintenance position to supply their own tools. A list of required tools must be obtained within 60 days of employment.
