Director Construction & Development Program Controller
Our client, a leading marina operator and real estate portfolio owner, is seeking an experienced Construction & Development Director to join their growing team in a critical Program Controller capacity. This executive-level position offers the opportunity to lead financial oversight and project controls across a diverse portfolio of capital improvement programs. Our client manages one of the largest marina property portfolios in the industry and is experiencing significant growth, creating an exceptional opportunity for a seasoned construction finance professional. The Opportunity
The successful candidate will establish and drive accounting standards, financial management processes, and project control systems to ensure successful delivery of CAPEX programs across waterfront properties. This role combines strategic financial leadership with hands-on project controls, requiring someone who can work beyond traditional accounting to support critical business decisions and drive program performance. You'll partner directly with project managers, operations leaders, and C-suite executives while reporting to the SVP of Construction & Development. This is more than a controller role – it's a strategic partnership position that influences company-wide capital allocation decisions. Key Responsibilities
Lead development and oversight of comprehensive project budgets aligned with corporate authorization levels and development timelines Drive cost management and variance analysis across multiple concurrent projects Partner with project teams to implement cost efficiency initiatives and corrective actions Reporting & Analytics
Prepare executive-level financial reporting including variance analysis, cash flow projections, and cost-to-complete assessments Develop accurate financial forecasting models integrating risk assessments and scope changes Present financial insights to senior leadership and board-level stakeholders Process & Controls
Oversee accounts payable workflows and project invoicing processes Manage pay application reviews and stakeholder coordination Ensure compliance with financial regulations, internal policies, and construction industry standards Lead monthly reconciliations and support audit requirements Cross-Functional Leadership
Collaborate with project managers, finance, legal, procurement, and risk management teams Provide strategic insights into program financial health enabling proactive decision-making Drive process improvements for enhanced efficiency and effectiveness What We\'re Looking For
Required Qualifications: Bachelor's degree in Accounting, Finance, or related discipline CPA certification strongly preferred 10+ years in construction accounting with exposure to large general contractors or real estate developers Proven controller or cost accounting experience supporting major construction/development projects Deep understanding of project management principles and construction financial practices Advanced Excel proficiency and experience with financial software (Sage, Procore, or similar platforms) Experience Profile: Track record managing financial controls for CAPEX programs Experience with both large-scale and smaller capital projects Background with general contractors or real estate development firms highly valued Demonstrated success in cross-functional leadership roles Exceptional financial analysis, reporting, and forecasting capabilities Outstanding communication and interpersonal skills for executive-level interaction Strong organizational abilities with attention to detail under tight deadlines Strategic thinking with solution-oriented mindset Flexibility to work varied schedules including evenings/weekends as project demands require What Our Client Offers
