Essential Duties & Responsibilities
Property Leasing and Administration
Regular and daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up.
Complete all leasing paperwork needed before move‑in.
Assist with lease audits, walk‑through units, and the turn process.
Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours.
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals.
Perform various administrative tasks as needed.
Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Contribute to the general upkeep and cleaning of office, common areas, and model units.
Assist in implementing the annual marketing plan outreach.
Review and assist in completing market survey/analysis to generate ideas and formulate plans.
Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
Manage excellent customer service and monitor service request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in dealing with residents on all matters.
Enforce community policies as delegated by the immediate supervisor.
Education & Experience
High School Diploma or Equivalent.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Preferred: TAX CREDIT / AFFORDABLE HOUSING EXPERIENCE.
Physical Requirements
Regularly required to move around and work at different worksites, communicate with others, and repeat wrist, hand, and finger motions.
Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and remain stationary for prolonged periods.
Occasionally required to move self in confined spaces, work overhead, lift or place objects up to 25 lbs., operate machinery and/or power tools, operate vehicles or carts, and work in various environments (e.g., outdoor, severe temperatures, hazardous chemicals).
Compensation & Benefits Salary Range: $23.00—$24.15 per hour.
